Building Operations Maintenance Technician

SRT is seeking a maintenance technician to join our buildings and grounds team. The Maintenance Technician is an advanced skilled position.  The position performs duties of heating, ventilation, air conditioning, refrigeration and/or electrical systems.  Performs preventative maintenance and servicing of equipment.  erforms building maintenance duties to provide a safe, clean, and well-maintained building environment for employees and customers utilizing the SRT offices and remote buildings.

Key Responsibilities:

  • Inspects, repairs, modify and install HVAC components and equipment.
  • Performs building repairs, painting, plumbing and light carpentry duties to the interior and exterior of SRT’s buildings and grounds.  Replaces defective light. bulbs and ballasts.
  • Maintains HVAC climate control systems, alarm systems, lighting systems and advanced troubleshooting and repair of mechanical equipment and electrical systems.
  • Performs scheduled preventative maintenance on heat pumps, restores and replaces. units as needed.  Replaces all air filters on heat pumps, heaters, air conditioners. and air handling units.  Performs other routine procedures on the mechanical heating. and cooling systems.
  • Operates and maintains machinery, power equipment and tools used in maintaining buildings and grounds.
  • Performs maintenance and repairs on all buildings and ground equipment (lawn mowers, vacuums, floor machines, power tools and hand tools, etc.).  Reports all defective equipment to the supervisor.
  •  Maintains various office machines as designated. 
  • Responds to buildings mechanical alarms and fire alarm calls during and after normal working hours.  Responds to after-hour buildings-related alarms and emergencies as scheduled on buildings standby schedule.
  • Repairs defective office furniture, assembles new furniture and assists in moving existing office furniture.
  • Performs lawn care, grounds work, snow and ice removal. 
  • Maintains exterior lighting and flag poles located at the SRT headquarters building.
  • Works closely with Safety Coordinator to remain familiar with SDS requirements for handling hazardous materials relating to the job.
  • Assists with custodian and delivery duties as needed.      
  • Performs building maintenance projects, office renovations and employee office relocations.
  • Participates in ongoing training to keep abreast of technical developments and the skills needed to perform the job.


Required Knowledge / Skills / Abilities:

  • Work requires ability to understand and assist in maintaining climate control systems, alarm systems and other heating and air conditioning units.
  • Ability to perform preventative maintenance on heat pumps and restore and replace units.
  • Ability to perform troubleshooting on electrical systems.
  • Work requires ability to perform minor building repairs, painting, plumbing and light carpentry.
  • Ability to operate, maintain and perform minor repairs to machinery, power equipment and tools used in building and grounds maintenance.
  • Work requires the ability to respond to mechanical alarms and fire alarms during or after normal working hours.
  • Work requires the ability to be flexible to change work shifts to help other work areas in the department. 
  • Ability to be a self-starter, take initiative to investigate and complete work; ability to work without supervision.
  • Possess basic computer skills.
  • Ability to perform custodial and delivery responsibilities and operate custodial equipment. 
  • Ability to maintain a current driver’s license and operate SRT vehicles.
  • Ability to move/retrieve items up to 75 lbs.
  • Work requires the ability to work from ladders.
  • Ability to maintain lawns, remove snow and ice and clean mechanical rooms and garages.
  • Ability to understand and comply with safety policies and procedures.
  • This position requires a minimum of four years of related field experience and complete knowledge of all duties listed under Essential Functions.  This position requires maintaining current HVAC, Plumbing or Electrical Licenses. 
  • These worker characteristics are normally acquired by completion of high school studies and mechanical or electrical related education or work experience and 12 to 24 months of on-the-job training to learn SRT buildings, property, and procedures.


Required Education/Experience:

  • High school diploma plus mechanical or electrical education.
  • HVAC, plumbing or Electrical license/certification is required.
  • Four years’ previous experience in related field 
  • Will take 12 to 24 months of on-the-job training to learn SRT buildings, property, and procedures.
